Building Department

 Department Overview

The Building Department is responsible for reviewing all submissions to the department regarding Planning and Zoning and Architectural Board of Review. We review and approve all construction documents prior to project commencing. We schedule all required inspections and answer questions related to aforementioned. 

Please note: The Building Department only accepts cash or check made payable to "City of Beachwood" (credit cards are not accepted).


The Building Department’s primary functions are:
  • Review and approval of all residential and commercial plans for new construction or alterations/additions to existing structures.
  • Issuance of permits for building, HVAC, plumbing, electrical, fire suppression, fire alarms, garage sale, etc.
  • Inspection by state certified building, HVAC, plumbing and electrical inspectors.
  • Issuance of Certificates of Occupancy for new construction, major renovations or changes of use and names.
  • Provide lists of contractors (general, electric, HVAC and plumbing) who are registered with the City.

Need assistance with home repairs? 

The Four Component (4COM) Home Repair Loan enables eligible low-and-moderate income homeowners in eligible Cuyahoga County communities to make repairs or replacements to the following four components of a home: Roof, Electrical, Plumbing, and HVAC/Furnace. 

The Home Enhancement Loan Program (HELP) allows homeowners to borrow money for home repair or remodeling projects. HELP has no restrictions on a borrower’s income and few limitations on what improvements can be made to a property.

NEW APPLICATION DROP-OFF BOX

The Building Department now offers a locked "Drop Box" for applications, submissions, and/or payments for those who do not want to come into our office. 

It is located within front vestibule doors of City Hall entrance.
